Missing middle housing is one of the vital solutions to Canada’s housing crisis. However, it needs be easier to identify where these opportunities exist. The data required is often scattered, incomplete, or locked behind weeks of analysis. Ratio.City changes that.
A practical approach to meeting housing targets
Multiplexes

Townhouses
Beta VersionA multi-level building with attached residential units. Attached units will include private entrances and typically share side walls with neighbors in a row or block.
Low-rise Apartments
Coming soonA low-rise residential building, typically up to 4-6 storeys in height. Offers a strong balance between affordability, buildability, and density for urban infill and corridor intensification.
Garden Suites & Laneway Homes
Coming soonAn additional home on existing lots that unlock lower-cost supply with minimal neighbourhood disruption.
What can Ratio.City do for you?
Select your role and learn exactly how Ratio.City can support your team with tools and data to get you working faster on missing middle development.
Give your team clear insights into the full picture
Teams often spend countless hours completing due diligence reports and site investigation to understand all policy and conditions that may impact a property. Ratio.City improves this process by:
Overlay zoning, land uses, heritage properties, topography information, and more on one map so you can better understand a property and the surrounding context.
Surface direct links to source information with just a few clicks—no more digging through PDF policy documents.
Download site reports to share with team members or colleagues you are working with so everyone is aligned on the details of a project.
Spend less time scrolling through email chains to find reports or concept massings prepared with our tools. Share them directly with team members from internal or external organizations.
Find the right sites before your competitors do
Missing middle development has lots of opportunities. It is important to find right sites so you can maximize your earnings. You need to move fast, assess feasibility quickly, and know what’s actually buildable before committing resources. Ratio.City improves this process by:
With the Locate tool, you can search for parcels with a specific zoning category, lot size, transit proximity, and more—filtered exactly to your criteria.
Complete a 3D massing on the platform to understand building envelopes, required setbacks, unit counts, and potential net sellable area before any consultant fees.
Download a report that includes details on parcel dimensions, zoning, policy layers, development precedents nearby, transit context—all in one shareable PDF.
Host private data and view it alongside the Ratio.City data layers. With our ISO 27001 certification, you can be confident in the safety and security of your information. You have full control over who sees what. This is a great tool for managing a portfolio of sites.
Make design decisions with confidence
Assessing a site's feasibility is often labourious work, especially when you're repeating the process for multiple properties. Ratio.City improves this process by:
Visualize built-form options and density scenarios directly on the platform and export .OBJ files to user in other programs.
Access height limits, setback requirments, heritage information for surrounding buildings, and all applicable policy in one place.
See what has been built and approved nearby to identify comparable typologies, approved heights, and design approaches.
Share map views and reports with all relevant parties, ensuring alignment on context before the first design meeting.
Support your clients with faster, more complete due diligence
Real estate transactions involving missing middle development require a clear picture of zoning by-laws, official plan policies, environmental overlays, and potential opportunities for funding. Ratio.City can support you through this by:
Official plan policies, zoning by-laws, and more can be overlayed on a map with direct links to source documents.
Every data point on the platform links back to its original municipal or provincial source. Spend less time digging through extensive PDF documents.
As-of-right permissions, setback rules, heritage designations, and environmental overlays made clear without manual research.
PDF site reports with all relevant policy and parcel data, ready to share with clients.
Missing middle is not just a trend.
It’s a policy shift and a real opportunity.
Downtown cores are stalling
High-rise construction has slowed across major Canadian cities. Demand has shifted toward rental, affordability, and gentle density. Missing middle helps fill that gap and municipalities are actively establishing policies to support it.
Developers need context to commit
The private sector wants to build. But without centralized zoning data, feasibility context, and incentive clarity, it is difficult to identify where missing middle is viable and how to structure a project that pencils out.
Municipalities can’t move fast enough
Small and mid-sized cities often lack the digital infrastructure to surface site opportunities, share context with developers, or respond quickly enough. The data exists but it is just not connected in one place.
Zoning is changing fast
Many Canadian municipalities are actively updating official plans and zoning rules to allow as-of-right missing middle on residential lots. Knowing what is permitted, where, and right now is a competitive advantage.
The cost of incomplete data
Missing a zoning amendment, underestimating setback requirements, or misreading transit proximity can derail a project entirely. Fragmented data translates directly into financial risk, missed timelines, and weak decisions.
One platform. All the context.
Ratio.City brings together 1,600+ data layers across 70 Canadian municipalities — including zoning, policy, transit, development context, and more so teams can assess missing middle viability in minutes, not weeks.

Frequently asked questions
Do I need a credit card to start the free trial?
No credit card is required. You can create a free account and access the platform immediately. The trial gives you access to our core data layers and tools so you can evaluate the platform with real data before any commitment.
What type of data does Ratio.City have and where does it come from?
We aggregate public geospatial data from municipal, provincial, and federal sources — including zoning by-laws, official plans, land registry data, development applications, transit layers, environmental designations, and more. Every data point links back to its original source so you can verify and cite it directly.
How current is the data?
Our data is reviewed quarterly through a formal audit process. In addition, approximately 30% of available data is checked and updated monthly through automated scrapers. The date of the last update is always displayed on the platform.
Is my data secure on Ratio.City?
Yes. Ratio.City is certified under ISO 27001, ISO 27017, and ISO 27018 — internationally recognized standards for information security, cloud security, and personal data protection. If you upload private data, it stays private. You control who can see it, and it is never shared or sold.
Does Ratio.City cover my city?
We currently cover 70+ municipalities across Canada including the GTA, Metro Vancouver, Ottawa, Calgary, Halifax, Montreal, Sherbrooke, and Kelowna. We’re actively expanding. If your city isn’t listed, reach out — we may have partial coverage or can prioritize your region.
Can I upload my own data to the platform?
Yes. Our custom data hosting tools allow you to upload your own geospatial datasets and overlay them against Ratio.City’s data layers. This is particularly useful for asset managers, municipalities, and agencies who need to see their portfolio in context with public data.
How does pricing work?
We offer two main plans: Explorer at $100/month for data access and site analysis and Builder at $300/month, which adds 3D massing, the Locate tool, and private data layer hosting. For municipal and agency teams with larger needs, we offer custom pricing. All plans start with a free trial — no credit card required.
